Lot many lizards in the room. Very poor service in restaurant. Beach is very good which is adjacent to the property. Many millipede forming groups near the entrance door of every villa. Pool tiles are not clean. No value for money as compared to ferns elsewhere.

Worst staff, room sand service! we had booked 4 rooms and all the 4 rooms had issues with hot water (5 star hotel using instant geyser, no wifi in any of the rooms and intercom not working as well. Reception staff expects guests to travel on their own to reception in case of any help. Staff when asked to come to room, would never turn up. This 5 star has only 1 car to drop/pick luggages so you have to spend time waiting for them even if hotel was almost empty! breakfast options were limited plus bread was not fresh as well. Very poor food quality and half of basic options were not available like palak, cauliflower etc.

Property location is good but there is overall deterioration and not worth the 10k per room per night we paid. We didn't get the sea view villa we paid extra for. Maintenance is poor overall worth deterioration in walls furniture and bathrooms. The front office and housekeeping staff try but they are understaffed and underequipped. There is only one operational cart to go the long distances between rooms and dining or reception which takes upto 20 minutes to come (or sometimes doesn't show up at all. Dining service was not good on first day - fresh lime soda ordered at the beginning was delivered after main course -took 40 minutes. Similarly both evenings we wanted grilled broccoli but first day they didn't serve as it was burnt and second day on escalation the executive chef said he didn't get the right sized broccoli.

Let me start off by saying that the property is great. Its situated just far enough from the hubbub of ganapatipule but not so far as to pose a constraint in exploring the town. The proximity to malgund beach is also a strong positive and their beachside restaurant is very well positioned. The property itself is very serene and has umpteen variety of flora to make you feel close to nature. The room itself i felt was overvalued. We paid just over to 5k per night and the room just didnt live up to that standard. It was big and spacious and also had a balcony with a decent view however there were stains on the bottom part of the mattress and the overall cleanliness of the room, while above average, was not on par with the pricing. We were upgraded to a villa since the room complex had no more guests and this room had a more rustic feel with a much taller ceiling. However the bathroom was a significant downgrade over the previous room. The food at both the restaurants was just about average and the breakfast was below average. Overall the resort is only a good choice if you can get the rooms at a lower rate between 3. 5-4k.

Room s covered by wild tress 20 rooms vacant still they gave us corner room s was very scary as no security wild tress entering the balcony of the room and building located at far end of the campus
